Waterproofing – Central Park

Client/Scope of work:

Oyster Group. Water ingress into the Upper Floor of 666 Great South Road, Auckland, through cladding, roofing and gutters.

Specific issues to be addressed:

Due to persistent water ingress issues, tenants chose not to renew their lease. Despite multiple contractors attempting to resolve the problem over an extended period, no solution was found.

Special considerations:

The situation was time-sensitive as an incoming tenant was eager to start fit-out work, yet water ingress issues persisted. This has been an ongoing issue for facilities management, as the source of water ingress had remained undetermined despite numerous efforts.

What was done and why?

The project involved clearing and high-pressure washing the internal gutters. Then bandaging all flashing joints and internal gutter butynol seams with Sto Flexyl, in conjunction with radio frequency high tension. And applying a membrane adhesive primer. Additionally, fibre cement parapet cracks were replastered with fiberglass mesh and reinforcement plaster. Work was completed with roof painting. This thorough approach ensures durability, seamless repairs, and a polished finish
