It’s one of the most common questions property and facility managers ask: how often does a commercial building actually need washing? The honest answer is “it depends” – but there are clear factors that determine the right schedule for your property.
The Factors That Drive Frequency
Location and exposure. Coastal buildings face salt deposits that accelerate corrosion and staining. Buildings near busy roads accumulate traffic grime and carbon deposits faster. Properties surrounded by trees deal with more organic matter, pollen, and bird activity. Auckland, Wellington, and coastal Christchurch properties typically need more frequent attention than inland buildings.
Building material and finish. Glass, painted render, exposed concrete, and metal cladding all weather differently. Lighter-coloured facades show dirt sooner. Some finishes, like certain cladding systems, can be damaged by prolonged grime buildup combined with moisture.
Building use and visibility. A flagship retail or office building in a high-traffic area carries more reputational weight than a low-visibility industrial warehouse — first impressions matter more where clients, tenants, and the public are looking.
