Body Corporate 409143 Stancombe Road, Auckland. Conduct a tap test on 8-10 ground floor beams to remove all loose concrete from spalling areas. Document the size and location of these spalled sections. Additionally, complete the repair of one large average-sized spalling.
Concrete spalling had been identified on walkways above the ground floor, affecting various elevations. This issue resulted in debris falling onto floors around apartment entrances and walkways. Although the amount of debris was minimal, it posed a potential health and safety risk due to the possibility of falling concrete pieces.
Apartments are tenanted so the team had to be mindful of apartment entranceways and walkways, and carry work out with minimum inconvenience to the residents. What was done and why? We conducted a tap test and removed all spalling areas throughout the walkway above the ground floor. Rusted rebars were wire brushed to bring back to bare metal, then treated. And concretes palls were covered with Sika Mono Top for a durable repair.
“Super happy with the work and the finish of the repairs!”
