“Just pressure wash it” is a common request — but for commercial buildings, the wrong wash method can do more harm than good. Understanding the difference between soft washing and power washing (and when each applies) helps protect your building’s surfaces while still getting the results you want.

Power Washing

Power washing (or pressure washing) uses high-pressure water, sometimes combined with heat, to physically blast away dirt, grime, and buildup. It’s effective and fast on tough, durable surfaces.

Best suited to:

  • Concrete paths, driveways, and hard landscaping
  • Masonry and brick surfaces
  • Heavily soiled industrial surfaces
  • Removing built-up grime, gum, and stubborn stains from non-delicate materials

Risk: On softer or more delicate surfaces — painted render, certain claddings, older masonry, or roofing materials — high pressure can strip paint, force water behind cladding joints, damage mortar, or even etch surfaces. It can also drive water into areas it shouldn’t reach, creating moisture problems rather than solving them.

Soft Washing

Soft washing uses low-pressure water combined with specialised cleaning solutions (often biodegradable) to break down dirt, algae, mould, and organic growth at a chemical level, rather than relying on physical force. The solution does the work; the water rinses it away.

Best suited to:

  • Painted exterior surfaces and render
  • Roofing (especially where moss or lichen is present)
  • Cladding and more delicate building materials
  • Removing biological growth like algae, mould, and lichen without damaging the surface underneath
  • Pre-paint preparation, where an even, undamaged surface is essential

Why it’s often the better choice for buildings: Soft washing treats the cause of the staining (organic growth, contaminants) rather than just blasting the surface, which tends to give longer-lasting results and reduces the risk of the same staining recurring quickly.

Before any repaint, a proper pre-paint wash (typically a soft wash) is essential to remove contaminants, chalking paint, and biological growth that would otherwise prevent new paint from adhering properly — protecting the investment in the repaint itself.
